Thank you for choosing Simpson Property Management as your new home! In order to approve your application we have guidelines that help us process and determine approval for residency. All of the information requested is very important and required to process your application, so please read through the qualifications and if you have any questions please do not hesitate to ask!
CRITERIA:
- Six months of verifiable employment with 3 prior pay statements showing gross monthly income equal to three times the rental amount of the apartment home desired.
- Satisfactory Credit Rating. The following items are not considered during review:
- Medical Bills
- Student Loans
- Bankruptcy that is discharged
- Satisfactory rental Verification from prior landlords. This includes lease violations and payment history.
- Satisfactory rental record with Simpson Property Management, if applicable.
OTHER INFORMATION:
- All applicants for an apartment home must be 18 years of age.
- Your deposit will be non-refundable 72 hours after notification of approval of your rental application.
FEES:
- $45 Application Fee
- $20 Co-Signer Fee
- Deposit equal to one month’s rent with Approved Application
- Deposit equal to one and a half month’s rent without Approved Application
- $1500 Deposit without Social Security Number
- Houses – Deposit equal to one month’s rent with Approved Application
- Houses – Deposit equal to one and a half month’s rent without Approved Application
- $100 Non-Refundable Fee
- $150 Non-Refundable Pet Fee and $35 Monthly Premium. (all pets must be 25 lbs or less)
I agree to the above terms of those rental review process. Upon completion of this process, I will be notified with a decision of approval or denial. I agree that all information on my application is true to the best of my knowledge and that any false information given will be reason to deny my applications. By completing this application, I give Simpson Property Management permission to obtain credit report and information from current/previous rental references and employers.
